Green Valley
Arboricultural Impact Assessment • Residential development • 2 trees
Two trees were assessed in relation to a proposed residential development in Green Valley. The assessment considered tree dimensions, health and condition, retention value, Tree Protection Zones, Structural Root Zones and the impacts of the proposed development.
The report also included a Tree Protection Plan and construction hold points for tree protection.

Casula
Tree health & structural assessment • Single tree • Internal decay concern
A mature 24-metre Grey Box (Eucalyptus microcarpa) was assessed at a residential property in Casula. The tree was in fair-to-poor condition, with a declining canopy and a significant amount of deadwood throughout the crown.
The principal concern was a large basal wound and cavity extending vertically along the trunk, identified as indicative of advanced internal decay. The full extent of decay could not be confirmed without further invasive investigation or specialised diagnostic testing, however the size and configuration of the defect suggested that a substantial portion of the stem may have been compromised.
Given the declining condition, severity of the defect and associated structural risk, retention was not considered appropriate. Removal was recommended, followed by replacement planting with a suitable locally appropriate species.

Ashcroft
Arboricultural assessment & report • 3 trees • Risk and retention value
Three trees were assessed at a residential property in Ashcroft: one Bottlebrush and two Jacarandas. The purpose of the assessment was to document the trees’ dimensions, health and structure, Safe Useful Life Expectancy, risk and retention value.
The assessment also considered appropriate pruning or removal work and general tree-management recommendations aimed at maintaining tree health, structure and an acceptable level of risk in the landscape. All three trees were recorded as having moderate retention value at the time of assessment.

Prestons
Arboricultural Impact Assessment • Subdivision • 29 trees
A major Arboricultural Impact Assessment was completed for a proposed development in Prestons, where 29 trees were inspected. The assessment considered the existing trees in relation to the proposed development, including tree health and condition, retention value, Tree Protection Zones, Structural Root Zones and development impacts.
The report identified which trees were proposed for removal and which could be retained and protected as part of the development, and included a Tree Protection Plan and construction hold points.
This case demonstrates the difference between a simple single-tree Arborist Report and a larger development assessment where numerous trees must be considered together against subdivision or development plans.

Holsworthy
Arboricultural Impact Assessment • Proposed driveways • 2 trees
Two trees were assessed in relation to proposed driveway works at a residential property in Holsworthy. The Arboricultural Impact Assessment was prepared to identify trees likely to be affected by the proposed works, assess their health and condition, evaluate retention value and determine the likely development impacts.
The assessment also considered which trees should be removed, retained or transplanted and what tree-protection measures would be appropriate where retention was proposed.
This case is a good example of why an Arborist Report for a Development Application is not limited to new buildings. Driveways and associated excavation can also interact with Tree Protection Zones and require arboricultural assessment.

Cecil Hills
Development AIA • Major TPZ encroachment • 2 trees
Two trees were assessed in relation to proposed residential development in Cecil Hills.
The first tree, a 17-metre Longleaf Pine (Pinus palustris), had moderate retention value. The proposed development resulted in a 48.1% root-zone encroachment, and removal was recommended to accommodate the development because of the major encroachment and associated root loss.
The second tree, a 5-metre Chinese Pistache (Pistacia chinensis), also had moderate retention value but was located within the development footprint. Its recorded encroachment was 100%, and removal was required for the development to proceed. The assessment demonstrates how development design and calculated tree-protection impacts can determine whether tree retention remains viable.
